I know it sounds a bit silly to perhaps "undo" some of what you have already done but square footage is the name of the game.Another approach would be to use the equity in your current home to secure a new build.

I was sitting here brainstorming ways to apply some of the outsourcing principles to my involvement as a new investor and thought I'd go public, since many minds are always better than one.So far I have a small list going, but would love to hear if you all have any other ways you have put either outsourcing, or any other 4HWW (muse creation, 80/20 rule, etc.) into your real estate businesses.Here's what I've come up with so far:Virtual Assistant (VA) tasks:screening MLS for potential dealsyellow letter campaignsGoogle Adwords tracking and implementationmanaging tenant screening process (background checks, tenant checks, etc.)tracking down absentee property ownersgenerating a list of every commercial building owner in your towncollection and aggregation of data in due diligence process for a commercial purchaseresearching cash buyers in targeted markets identifying common expense items in a new market (trash, electric, water, property tax rates, etc.)What else might make sense?

Good idea...keep them in at $800 per month ask them to move out ASAP after semester is done.I would recommend also invoicing them each month for the delta and take the security deposit at move out covering the bridge on rent they didn't pay.

That was a couple of weeks ago and now just a couple of days ago I see a Realty sign out front with bidder select with a inflated price but public records show how much the lender foreclosed on.

BTW: You should be able to secure residential mortgages (1-4 unit properties) from any of the Big 5 banks for <=3.0% for a 5-year term, variable rate mortgage on a 25-30 year amortization.

I had a very similar issue about 5 years ago, a shared driveway, same owner on both but only one property was secured, the shared driveway survived for use to both parcels.

Wayne, Patrick is correct as a licensee is held to a higher standard of care in dealing with the public, they are seen (blindly in some cases LOL) as having greater knowledge and dealing from an advantageous position, it's viewed that way in all states but rules vary. :)

They begin title work, calling the attorney changing the trustee if necessary to commence the process, prepare notices for publication, all that adds up, it costs money to do all that.
