When Houston corrected a few years ago, class A occupancy rates and rents really got hit as $100K oil jobs fled while B/C vacancy and rents have held up pretty well.  

At my current interest rate and rent when all said and done I'll be roughly 11% cash on cash ROI (based on full occupancy after rehab).

For the sake of conversation, lets say I can only guarantee 1 year of owner occupancy.- A particular "duplex" Im looking at is actually a legal triplex, but missing a kitchen thus is being sold as a duplex.

Turn it around - hoping the current occupant does leave (one way or another), can you identify (and document) sufficient damages/problems with the unit to justify keeping the security deposit?

I found a triplex that I want to be an owner occupant of here in the Atlanta, GA area.

In order to get a certificate of occupancy, we had to do a lot of repairs.

We also try and provide 12 ac filters prior to occupancy with dates on each one.

To me things like schools, crime, amenities, appearance of neighborhood, general condition of the surrounding properties, price points of houses in comparison to median price of city, owner occupancy rates are all factors to determine neighborhood classification.  

With FHA, unless things have changed, you only need about 3.5% for the down payment and you would need to become an owner/occupant for 12 months.
