Craigslist, Airbnb, VRBO, Gypsy nurse, and CHBO.I personally use all of them but most of my corporate renters come from CHBO & Airbnb.

I was also considering single family homes that have a second unit like a mother-in-law apartment or a tiny house or something but I haven't seen anything like that in this price range. 

It is situated close to the intersection of Interstate 10 and the 303 loop in the west Phoenix valley and has an attached apartment, or “mother-in-law” suite that is just perfect for a vacation rental on AirBnB/VRBO.

I am fully aware that New York is very competitive when it comes to the real estate market, and for beginner investors, it can be quite tricky to find an affordable way to start out, especially when someone (such as myself) has little money to spare (I have several hundred dollars in my checking with several thousands that my mother put into my savings). 

I inherited my mother’s house a couple years ago (along with a mortgage and HILOC) and have been renting it out ever since.

There are travelling nurses and doctors who are always looking for housing.

I am currently remodeling a flip in Denver which has a mother in law potential with a walkout basement. 

The idea is that my wife could retire from a career in nursing and focus and passive income.
