Can I sell it for 300K and still not have to claim capital gains due to improvements I made?

Does anyone have recommendations on the best way to get seed capital to start a real estate franchise?

Closing costs for the replacement property are $4,000.Please provide me with your ballpark estimate of the taxable portion of the capital gain.Thanks.

Should I max out what they will lend me so I can invest as much as possible in the next multi-family asset, or should I be conservative and just take out what is needed for the initial amount of capital that is required for the next deal. 

However, after reading about capital gains tax and depreciation recapture, I'm unsure how to account for these future expenses in my plan.  

It literally has the highest annual corporate filing fees in the nation ($800 per year!)

We knew we needed capital reserves to make things happen and reach our goals. 

I have access to about 40k in capital, I make a decent money (relatively speaking), I live in Indianapolis and hope to invest in my market or Louisville or Cincinnati.  

First I would like to form this llc maybe in two or three years so I will have enough capital, then I will probably either partner up with an investor I know or just get an fha loan.
