@Cody Ringler in a quick look I see houses that are much cheaper than your estimate, for example there is one with a lake view that is fully renovated for only $120 a night, and it is available. 

@Nathan Goff - we are in salt lake city where the market is insane, and has been for the last 5 years.

Has anyone ever heard of or worked with a company name Southern Commercial Properties, LLC out of Lake Charles, LA?

If you're allowed to put either of these up, sell a lease to a company that specializes in this kind of thing (or learn how to DIY if you feel up for a challenge).Since you are on town water/sewer, this might make a good spot for an apartment building or mobile home park - just make sure to situate it well behind the prime commercial space since most people don't want to live on a busy intersection and most businesses are looking for high traffic space.Looks like you are just down the road from Kiser Lakes State Park.

My parents own a lake house that they see as simply just being a burden.
