He mentioned the interior of the property is dark, not much natural lighting, and suggested flooring could be replaced with lighter wood, and more lighting added.Also he mentioned there was some discoloration and warping on the floor in those areas where there had been water leaking damage before they replaced the roof but that there were boxes of flooring material in the garage that could be used to replace these damaged areas.

Brick exterior and some interior framing stayed, everything else was is new.

There were a lot of interior photos and, at least from those, the property looked to be in decent shape.

If it is full of junk and badly maintained, chances are the interior is similarly poor. 

It needs foundation repair and extensive exterior/interior work.

A ground level (slab) addition, separate bedroom, living room and elder friendly bath.Then share the kitchen and dining room.You could make the doorways and bath ADA compliant for wheelchairs, and ground level because elders sometimes have issues with stairs.Then when you sell, demo the interior walls and make it into a nice patio.Basically build a patio and convert it into a demi-apartment with easily removable walls.Good Luck! 

I focus on interiors, and then making sure the exterior is good to the point the asset isn't degrading.
