If the oil runs out and results in damage to the system, the tenant will pay for the repair.I also recommend you be clear about this in your written lease for future renters.If there are repeated violations, terminate their lease and start with a new renter.

I have Realtors and Property Managers I can recommend if you decide to pursue further. 

Stay involved in the renovation process with regular site visits and open communication with contractors to keep close tabs on the project.

In today's market with high prices, high rates, and slower sales, I wouldn't recommend starting in flips unless you have a sure thing.

I recommend checking out Columbus if you’re after appreciation, with its rapid growth in jobs and population, and look into Cleveland and Dayton if cash flow is your focus. 

The fee for finding a qualified tenant is quite high though, one months rent.
