I have about $30k in the bank with approximately $80k that could be pulled out of my primary home with a HELOC.The main reason I am looking to invest in real estate is to escape the rat race, get out of a traditional W2 job so I can spend more time with my family and become overall financially free.

It is free money don't waste it and you also need to make sure they have the correct health inspections and fire inspections and their own insurance and it has to say it is good on your property.

I did a free trial with foreclosure.com but I've read that sites like that may not be as up to date with current pre foreclosures and that most likely people have already been contacted.
