Im starting to look into San Diego to expand my portfolio.  

Lots of exciting businesses getting started or expanding in Salt Lake and Utah Counties.  

I'm looking to expand my network, specifically with people in the areas I mentioned.

I'm guessing that beyond recovering the cost of the system(s) with a higher sale price I also expanded my market by attracting buyers who may not have otherwise been as interested in the property.

I'm very close to a small group of investors who only own a few condos/single family investments, and I can convince them to expand with some guidance and a solid plan.

Expanding the use beyond what is grandfathered may trigger the need to seek zoning relief which, depending on your neighborhood, might be difficult to get, especially when it comes to expanding a MF property located in a RSF zoning district. 

@William Thresh I can take the cash and use it to expand the land surrounding one of my apartment complexes. adding 80 units.

I had done a few deals prior to getting my license but frankly didn't have the capital, network, or confidence to expand my real estate portfolio.
