Just know your market to see what is popular and also balance it out if you are wanting to rent it out to what is desirable in the rentals in your area.Also, you should really consider doing the work yourself since it will cost less and you won't have the same margins if you have a deeply discounted property (high margins) vs a home that passed a VA loan inspection (lower margins since you are mostly at market value and forcing appreciation) and as a veteran, you can get 10% off all purchases at Home Depot and Lowes.

You can get standard shower glass at home depot or Menards, alternatively, you can hire professional installers as well.I'm not a design guy at all, I am actually embarrassed with some of my selections on a current flip (never again am I choosing).

So, I think the reason he recommended $100-150K is not only for down pymt in purchasing, but also for making purchases in rehabbing, like kitchen appliances at Home Depot or Lowe's, for example.
