its the act of marketing a home you do not own that violates state real estate laws.. at least in our state.so that is why in my response I told the guy you may want to check with your state real estate department..

Actually, if you are starting out and on a tight budget, it would not be unusual for you to handle the construction administration and project management during the construction phase and employ architect for plans, building department filings and design only.

I'm currently looking at a property that would work if it had 2 units, and found this on the California Department of Housing's website "ADUs within existing structures must be allowed in all single family residential zones" This has really peaked my interest and I would love to hear what others might know.Thanks!
