Rently just added facial recognition where renters have to take a "selfie" and someone in their office makes sure it matches the ID, No problems with self showing yet, did have a lady leave a banana peel in the trash and had to kill some fruit flys, last week haha but thats about it so far. 

I didn't see how the survey would help match me with a good property.

I don't know of any "marketing companies" that source properties to match investors goals, rehab them, market them to get good tenants in place and performs all ongoing day-to-day, month-to-month, year-year management for their clients like HomeUnion does.But hey, we can agree to disagree :-)

They just have an idea in their head that does not match up to reality.In commercial real estate I take on clients that are realistic.
