While I couldn't comment on the VA loan to purchase a 4plex, your comment about College Station not having any inventory is not true (have not looked at multi-families however).

The reason the comment about contacting the bank seemed funny is basically that large banks notoriously have terrible communication skills in these matters.

My installer was good at just keeping quiet, nodding his head and at times making a comment, like "we need to add a yard here to "turn the carpet" on installation".

My first comment would be on your CAP Rate calculation.
