Hello everyone,I’m in the process of replacing the backyard fence at one of my properties in Memphis, TN, and I’m considering upgrading from the current dog ear style to a more modern horizontal cedar wood fence.

Also, is it good to have a property management on board or is it something can be down by myself.

Hello, I am getting ready to list a duplex for sale and before signing the listing contract I would love to get your opinion.

If you pay them diret and hint to them the comps you suggest because you're trying to come in lower, then they are more likely to do that.To me, I would just use a couple of low end sold comps and call it a day. 

I just got my first rental property so I am very new to all of this. 

My kids do love monopoly, and I think it changes your perspective on things, but are there other games as well?
