I managed it with spreadsheets and notepad on my phone only and used no accounting software the most part.Would you guys find more use in a service that replaces hands quickly or just having an app on your phone and computer to manage your flip projects that's visually appealing and easy to scale with?

You've already gone above and beyond, but it seems you just dig up more problems.When you run a credit/criminal background, the credit report should list the applicant's current and previous addresses.

I’m fairly new to the self-managing/property management business and certainly new to dealing with section 8 tenants.I have a potential section 8 tenant who has inquired about one of my properties and they are in their opinion “disgusted” with the way the carpet looks however up until this point in my efforts of marketing the property I have not had one complaint concerning the carpet.That being said she has requested to rip out the carpet, in turn to replace the carpet with hardwood floors.
