Just curious to see how people in this community started when venturing into the land and new construction aspect of investing. 

There is tons of new construction, which means competition (and the only way to be competitive is to lower your rents) and with high property taxes, makes it hard to cash flow.

The hard money loan is only there for about a month so you can refinance it with your new conventional mortgage loan.
