And actually, the septic company told me an inspection of a vacant property is practically a waste of time b/c the fields will have dried out and everything in the tank will have settled (I posed a question about that on BP a couple of days ago).

My thinking is a single family under market value and be able to add value might be the best starting point rather than starting with a duplex or some other smaller multi family since a single family is easier to appraise etc Keep your powder dry
