The owner occupancy requirement only applies at the time of original loan issuance.There might be a rate difference between an owner occupied refi and an investment refi, so you still do need to clarify that on the refi loan application.

I am buying a couple buildings now, and altho a bigger price tag, the questions on the loan application that might interest you are something along the lines of “are you within x miles of the property” “how many years experience do you have”  “which property manager will you be using and how much experience do they have” part of my success has been working with a knowledgeable  commercial agent that knows the commercial market and knows what lenders want etc.  

I spent a lot of time trying to figure out my first step and looked at a ton of properties, everything from SF to duplexes and tri's to store fronts and self storage. 

Pick the best applicant you can.

Hi guys new here, been a LL for 6 years on a SFH, currently in the process of getting new tenants for the 4th time.I’ve already rejected this applicant for too many red flags and too low credit score, but what has me stumped is the criminal record on the SmartMove results.  

He never filled out application or paid rent.

That's super niche stuff, probably not applicable to 85% of what crosses my desk.

Many applicants tend to embellish the upside of their investment, which turns off bankers.

Builders have taken notice of the drastic changes under way, I encourage everyone to start running some searches to find all the development applications in downtown Hamilton, you'll be surprised to find some massive condominium and apartment complexes in the works.
