I.e. a 4plex is a "multifamily" but not going to use the same metrics as a 400 unit high rise or a 400 unit garden style apartment spread across 20 buildings.

If you are using a "conventional" style loan (Fannie Mae or Freddie Mac if you recognize those names) then "sold comparables" or "comps" is the only way that they allow to get a value.  

Yes, call the PM and see if there's anything they can tell you about that property and that you're considering using them and would like to interview them in general about their policies and management style, etc.
