Especially if you're willing/able to move to the next deal every year.If you buy a new house-hack every year for 5 years, that's an additional 10 rental units added to your portfolio.  

I did finally get 2 showings the other day, and there is news of rate drops coming, so maybe it will sell soon.

I think the only suggestion I have is that some times realtors in the area will help manager their client's rentals.

I believe there is a basic tenet in the law that says that if a contract term is vague that it will be interpreted to favor the party that did NOT write the contract.

They plan on moving out at the end of next year and I will have to put some work into the house if I want to put new renters in there or sell. 

From my understanding, I will need to have the complete the title and municipal lien searches, correct my title to reflect me as a single owner based on rights of survivorship acquisition and complete all other seller side obligations a title company would handle. 

My concern is that under the new NAR rules the agreement to hire a buyer's agent obligates the buyer to pay the buyer's agents's commission if the seller refuses to do so, and since the buyer's agent's agreement must be signed before the buyer can view a property or make an offer, the buyer has no guarantee that the seller will agree to pay that commission.

I live in Los Angeles so will be investing long distance.
