I believe there is a basic tenet in the law that says that if a contract term is vague that it will be interpreted to favor the party that did NOT write the contract.

From my understanding, I will need to have the complete the title and municipal lien searches, correct my title to reflect me as a single owner based on rights of survivorship acquisition and complete all other seller side obligations a title company would handle.

My concern is that under the new NAR rules the agreement to hire a buyer's agent obligates the buyer to pay the buyer's agents's commission if the seller refuses to do so, and since the buyer's agent's agreement must be signed before the buyer can view a property or make an offer, the buyer has no guarantee that the seller will agree to pay that commission.
