You do NOT want your basement pipes to freeze, so you should also have, in addition to  basement heat, some electric pipe heat cables for the REALLY cold weather that I've heard about up your way...

The private money is typically at 10% interest and was in this case so the total interest was around the $100k mark (slightly higher due to the longer hold time for partner buyout, delays with utility companies, weather delays (we don't get that much but this year we got rain just about every week from Jan-April.)
