I know that investors and lenders are supposed to be a unique breed that can look beyond the muck and mire and see the gem that a deal is supposed to be, but the truth is that sometimes we are as "blinded" by the mess 💩 and miss the gem.  

Now, since the epoxy floor is already installed, removing it would be challenging.

Keep in mind, though, that these were for buy-and-hold properties, and I'm not sure how well-versed they are in the unique closing procedures that wholesalers like to use, but it's worth giving them a call.

This is somewhat incorrect.They ruled that a 2nd mortgage can't be stripped in a chapter 7 BK, which was only done in the 11th Circuit.Based on BoA vs Caulkett they shouldn't be able to strip in BK13 but it might take a long time before it's challenged and enforced. 

The only challenge was they mostly speak Spanish, but they brought their daughter to translate.

Now the challenge of finding good used mobile homes.

One thing that I do uniquely at the end of each walk, is ask the investor how much budget they are willing to spend, by taking that number, we could walk the site again and give them a list of what we could do with that budget.
