Unfortunately build out is expensive and right after you buy new equipment and it becomes used it drops like a rock in value ( like a car does ).If this location isn't amazing then you could simply go buy your own equipment and start up elsewhere.

might depend on the state, other circumstances, there are states that have HOA super liens so HOA might get paid first before 2nd or first mortgage even. you might go to your local title company and ask for head counsel to explain the local laws regarding foreclosure sale.

But I would also venture a guess that the smaller the deal the smaller your fee will most likely be...but it also depends on the specific circumstances of the seller.

I never heard back from them and the house was still empty 2 months later.Just saying, that sometimes there might be reason for a particular score, that shouldn't really matter to you and it's much better to look at the circumstances of your tenant, than to go by a number.
