Cost segregation typically increases your cash flow by approximately 3-8% of the total cost of the real estate assets. 

Grey paint and white subway tiles are decisions that are practically already made for you.

I have a printed out RTA copy that I have reviewed a couple of times, but the phrasing in it  seems to not plainly outline exactly what is the "black and white" of some circumstances and leaves a lot open to interpretation.

Mainly because of the higher turnover, higher vacancy, more hands-on property managing experience you typically hear about.

Typical homes of this size in good condition sell between 50-60k.  

But typically you need a decent Credit rating over 700 for good interest rates.  

Of course, cream or off white is always a nice exterior color too.

The laws vary across states but typically you have to have the money on-hand at auction.

@Anthony White I think a portfolio loan with a local bank would probably be a good idea.

The Chicago laws are not only tenant-friendly, but black and white which doesn't allow for a judge to use common sense.
