My question is since half of the apartment is being renovated should we put up new walls in the bedrooms and living room and replace the windows (10) and insulate those walls if it will all be going on credit cards.

I would like to use the SDIRA of outside investors to fund our purchase and rehab of future flip/rental properties as well as possibly take loans from a SDIRA in order to eliminate some credit card debt we foolishly took on using SEAD Capital early last year. 

Is this true and how could it be used to an investors advantage in either position (buying/selling)

Texas is supposed to have one of the stronger homeowner's rights regimes in the country, so I'd assume that is true there as well. 

So in other words, given the factors stated above are true, would my bonus depreciation that I can recognize in year 1 be $7MM X 20% = $1.4MM instead of $2MM?
