The money will be in your account even because its an e transfer, trick is your account gets frozen after a couple days and you lose the money.

As someone already suggested, with just 3 tenants, an excel spreadsheet should do the trick.  

Another trick that larger landlords and people in business make sure is the guy renting apts isnt the same guy doing collection.

Another trick if you're a pro member is asking the Pro Desk to put your order into what's called the "Bid Room" and attempt to get an even better discount.

You're definitely more likely to meet "investor friendly" contractors there.Great suggestion though about walking larger job sites to scout for talent, I'll definitely put that in my bag of tricks when looking for new subs!

I'd just look for some across the board discounts from the big box stores (or filling out the large order forms for discounts).Also another small trick I've picked up this year is using a rebate site like ebates, placing my order for in-store pickup early in the AM (or the night before), and then getting my 10% off as well as the rebate amount which varies from 2-6% depending on the day.

It helps keep the integrity of the site so that Craigslist scammers can't trick people into paying them security deposits on properties that don't exist!

A quick lease with a per diem and a cash holdback at closing they get at move out will do the trick I'd think.Not sure of your sellers, I used to work the pre-foreclosure market pretty hard and people do weird things when they are cash strapped, or after you solved their problem and then they discount the value of what you did for them after the fact. 

Standard tricks for locating and/or masking did not help.
