The value of a GOOD loan broker really can't be overstated for just about any transaction, but they're even more crucial in scenarios like yours where the financing aspect is quite a bit more nuanced than your standard transaction.

Even when I'm aware and I default a borrower for doing this, if I can see that there is progress with a refinance, I'll usually file my NOD to "Alert" the parties that I'm not playing (and to start the clock in case the transaction falls apart...happens all the time) but, i'll hold off on publishing (my scenario assumes non judicial foreclosure, meaning, not using the court system) to give them time to facilitate the transaction.

Are these non arms length transactions, selling to siblings and cousins or questionable deals?

Our initial plan was to get there buying 12 properties over 10 years with a combination of all cash transactions and leveraged positions, but I wonder if we are being too conservative.

They only allowed a certain amount per transaction.
