I would also imagine this will need to be address in the next couple of years, and a tree needs to be trimmed which is near/touching the house.

But CA is a big place the weather in far northern CA is nothing like LA which is probably were you go on your business trips most of the time.There is NO state as diverse when it comes to natural wonders and beauty.. think Big Sur, Yosemite, lake Tahoe , Beach's of Socal , the awesome redwood forests of the far north tree's that were growing when Christ walked the earth.. there simply is no state like CA... then you take the chance to hit it big in the income side of things.. and if you invested correctly over the years you can be a multi millionaire on appreciation alone no need for cash flow.

If its a multi door property then WE the owners take care of it.. but if its single door then i have my managers write into agreement that the monthly maintenance is the responsibility of the occupying resident, pest, lawn, tree etc. but I always write in that we come by every other month to swap out the AC filter ( this allows us to see how they are treating the property) shhhhh

If I had to answer that question I would say rehabbing the property, increasing rents, and paying into the principle with my day job's salary could potentially get me there.The end goal I am trying to reach is:1. purchase a property with an FHA loan because money doesn't grow on trees and I want to have some left over for renovations.

I had one str for one month.. then sold it to someone fully furnished and they are carrying on.. not our cup of tea.. we find fully furnished long term rentals to be our cup of tea premium rents PREMIUM tenant quality and returns that we are happy with.
