Personally, I have mostly B and A class single family and small mutli fam properties with pretty well-qualified tenants, and I usually keep about 10-20k cash per property, plus an additional 35-50k of available credit per property.Good luck out there!

I would be interested in connecting about Indianapolis, as I've already looked into that market and I'm trying to decipher which areas have B and C class properties... evaluating these areas from a distance it is often hard to tell whether you're looking at a C property or a D class property (which I've invested in previously and now know to avoid).

It costs ~$500/window in brick buildings, where they take out the existing steel-framed windows, the steel pans, build wood frames, install new vinyl windows, faux marble sills, and then trim using painted wood on the inside and aluminum on the outside.
