I live in Phx,Az , where should i apply for a mortgage loan first at my local bank (wells fargo) or use a broker, a lot of people here tell me to start with my bank as they have all my info, if i get pre approved anywhere i wouldnt be committed/obligated to go along with the deal right ?

Private money lending offers the ability to structure deals in ways traditional lenders won’t, such as faster closings and tailored terms like interest-only payments or balloon payments.

We are considering building 4-5 duplex's on the property over the course of a few years so we can pay them down as we go.

So in theory you could take the 80k and then 1031 exchange the 15k into another property and defer part of the gain.
