The day I purchased it I reached out and introduced myself to all four tenants and one tenant told me that she was currently living with a relative because her electric got shut off.  

An applicant applied for our property through TurboTenant because TurboTenant automatically turns on their application button when you syndicate your properties for rent and does not allow you to turn it off.

Assuming the property was paid off at the time of death you're wife basically inherited $225k. 

Every property goes down the assembly line and everyone has to do their job perfectly or at the end of the line the wheels fall off and the car bursts into flames. 

Even if the HOA does cover things like windows, that doesn't mean they are currently funded to a level to handle replacing without a special assessment.  

If it breaks I certainly will, but it's still working just fine and I would rather put off what will be a couple hundred dollars repair until it's really necessary.  

Then you could find yourself in a position where tenants are extremely pissed off, small problems turn into big ones, and you've created a huge mess that could've been easily avoided. 

I came across Ascension recently as well but have not found any good reviews to go off of.
