I own a lot in Desert Hot Springs CA.

Don't keep the property forever, get out at some point (when the market is good but not white hot) and 1031 into another, newer property. 

If you are going to go to school in Florida I would think an university town like Tallahasee might be a good place.. student/ grad housing might be hot.. however IDK.. but on the coast- beach areas won't be affordable.

The kitchen won't be hot but I'd rather not linger especially if I can go one of these routes.

Is it practical to plan for building a nation-wide network in order to capitalize on a hot market wherever that market exists in the USA?

I live in LA so same thing down here as SF for prices and a hot market, so I've always just bought out-of-state.

However since she has 5 years until retirement this is what she is asking 25k when we agree to the deal .The house needs Furnace , Hot water heater , interior and exterior Painting ,additional insulation in the attic .septic tank pumped out .
