I think looking at the STR market here first is wise - we have a growing tourism economy - but finding a company to manage your STR may be a task. 

And thankful for the strong rebound in the economy.

There is so much going on in big markets with industries, local companies and economy, public transport, the day to day energy that a city and it's surrounding areas has that can help you make the best decision you can for yourself. 

Although that’s not ideal, I do feel that the current economy here in St.John’s NL is not able to sustain a high purchase ratio compared to renting.

A downturn in the economy leading to falling market rents and rising vacancy can make you miss the debt payments and lose the property.

Once you get more properties and economies of scale, it might be beneficial to onboard a tax professional as an external member of your team who can have the deep conversation with you.

The smaller towns are much harder to find good tenants for and the economy in the small towns are lacking.Overall - I think this is a decent deal if you are only going in for 11k, the property doesn't have a ton of deferred maintenance and you have the grit for Cumberland county.If you are looking for a property management company, David already offered his services and hes a good guy but we also manage and own properties in Cumberland county.

I will only consider true vacation rental markets such as Gatlinburg (although there are various others that produce great cash flow as well) for STR’s/Airbnb property because the economies of those markets have been dependent on tourism and short term rentals since well before I was born.
