He found a GC and they are building two spec houses, the GC is has some skin in it as he's fronting some of the costs on the builds, but getting a share of the profits.

I think almost all investors, including myself, would be reluctant to loan 100% where you have zero "skin in the game".If you can't save a few thousand dollars to invest then you're probably not ready to jump in yet.Also, what is your plan to cash them out?

And, the lender would likely want to know why the A ins. co. is not paying the full loss leading to your deal.We recently had a comment about the DOS clause not being at all common in Texas, where you can't do a CFD, consult with an attorney and see how insurance is addressed locally in an installment transaction.Use the Sub-2 when it is appopriate, it's not always the best way to skin the cat.

You might want to start another post in the "site questions" forum if you want to see this kind of behavior; discussing it further here would be getting too far off topic.And if you have any other questions that you would direct at a "BP site mentor", then post those in the "site questions" forum - you gain the entire member base as potential mentors; some of whom will know some solutions or workarounds for whatever is troubling you regarding the BP site.Now, as to your original post in this thread: Sometimes you will find that people are thinner skinned than you expect.
