You'll be off a lot in the beginning, but it is a skill worth developing and yes, it will take time and practice.The easiest way to ballpark a general rehab is by cost per sqft. $30/sf is basically carpet and paint, $50/sf is always a good default for a full rehab, higher end finishes can get you over to $70/sf.
