It is a 6 unit multifamily house that was built in the 80's and needs some serious work, likely needing a full siding replacement along with most of the interiors. 

The HVAC system was laying on its side underneath the house and moisture, flooding, humid Texas environment really did it in. 

Just a side comment. 

From what information I have gathered, over my learning period, is that the south side slopes can be hard to find the right property.

I inherited the tenants on the other side who also happen to be excellent neighbors.

5 min. walking distance from Mercer can be on the west side of 75 which not a good neighborhood. 

So, it's not going to be 'all-encompassing'.I did get a HELOC approved on one of the properties but have not used it (since the Northern California market is too hot to buy any more real estate).
