The Park: I have never dealt with septic tanks or wells but looking quickly I am not seeing there is much maintenance other than pumping them every 1-3 years which cost $100-300.

If you don't close you not only would lose your deposit, but you could face the possibility of being held in contempt of court.Because condo values have tanked recently, be sure and check the recent comps at least on Zillow, Trulia, Cyber Homes, NETRonline, etc. because the Sheriff's appraisers tend to be drive by "windshield" appraisals, and you can easily overpay based on their appraisal.
