Gabriella Nataldie Need Advice: Should I Invest in this Property with Limited Savings?
29 May 2024 | 1 reply
@Gabriella NataldieWith $10k in savings and $8k in hospital bills I would not be buying a multifamily propertyA roof, hvac system or major repair would wipe out that $10k.Closing costs alone on the property would be more than $10k.While it’s awesome to be ambitious, I recommend focusing on saving $ and building up enough capital so you can comfortably afford to buy a property
Justin Thind 1031 Exchange After Closing On New Property?
29 May 2024 | 6 replies
I’ve never done a 1031 before and every Google search along the lines of “retroactive 1031 exchange” is about reversing the sale of a house you just bought, via a 1031.I’m talking about buying a house weeks before your old rental sells, and somehow having that whole transaction fit under one 1031 exchange.Last thing I would want to do is pay pay the new property’s downpayment in cash, and then turn around and find out it doesn’t qualify for a 1031 since I bought it before selling the first house, and then also having to go buy another house with the 1031 funds, and never recoup my own cash I used on the new rental.Hope that makes sense, I will be happy to clarify if it doesn’t.

You can sell that property as the trust and buy as yourself or as a "disregarded LLC"(an LLC that you are the only member of and that also does not file it's own tax return. In a 1031 exchange, the taxpayer for the old property must be the tax payer for the new property.
