As someone who narrowly avoided being financially ruined by getting my money out of real estate (other than my home) before the crash, I’m a little hesitant to leverage anything. 

As the Brrrr strategy stands on its own legs without real/specific numbers, I'm inquiring into whether or not this strategy has merit from a thousand foot high viewpoint. 

You have thousands upon thousands of agents trying to get a sale in a town where there are only about 10,000 deals a year (not including Rentals).  

I went with my gut feel and so far it has turned out well.That was a carless and extreamly risky dicission that could and may still cost you thousands.

Don't change to much and ruin it's character and charm of a SFH. 

But, make sure you're tenants are aware that if an eviction is pursued and ends up in court, it will ruin their tenant history and show and eviction--even if they win in the end.

It was thousands of dollars of damage as the carpets were saturated with cat urine and a feces stains, which progressively consisted of more bile and stomach acid, as the cat slowly starved.

Any specific details about starting with no experience but with some cash (say, a few hundred thousand) would be GREATLY appreciated!
