Now my HO6 premium went up and thanks to centralized/online recording, my primary house insurance went up by $200/year b/c they detected this loss incident under my SSN/Home Insurance policy.2)Now here is the situation that impacted the showing of the house and getting prospective tenants/students for next year's rent in a timely fashion.

Just to recap - for you to be profitable you need to calculate rent minus expenses like repairs, mortgage interest, home owners insurance, real estate taxes, capital expenditures, allowance for vacancy, utilities(if not paid by tenant), travel to and from the property, etc.

So I called the attorney who has the files to see if he has been given executor status and was told:1. it's an old case2. he does not have the authority to sell the propertyThen I called the courthouse to see who is the administrator over the estate, and was told that they have no record of the mother's death! 

To the bank it was all one payment, but internally, between myself and my partner, we kept accounting records of who paid what. 

I say "retire" loosely as I wouldn't quit my job completely but work mostly per diem as I do love what I do, just would like more freedom to travel on my own schedule.   

I ACH all my seller carried loans, so everything lines up with the amortization schedule....one dedicated account/share for each property...no confusion on record keeping. 

I really enjoyed the credit card travel points one.It would be cool to do one different ways of earning horizontal income

Earlier this year we sold most of our material possessions, left our jobs, and began traveling around the country in search of opportunity and adventure.
