I’ve found a distressed property while driving & I want to contact the owner but they are not living in the property.

Can anyone please recommend real estate attorneys familiar with creative finance in AZ, TX, CO & OK? 

I have been working with a credit union to get a HELOC to allow me to tap my equity to buy additional real estate.

I'm asking for 50% on one property and 70% on the other.

Auction buying (real auctions, not sales disguised to look like it’s in auction mode) can be successful for investors who invest in multiple auctioned properties over time so that each property represents a small percentage of the overall portfolio of properties purchased at different auctions.  

Biggest pati le is getting approved from VA and bringing property up to regulation.

No matter if you try to help, if they can exploit you they often will.Like others have mentioned you need a license and even when you don't if something goes wrong, you could face lawsuits if you even smell like giving them official advice.My REAL advice however is this, and I hope you take this warning seriously.Let's talk about foreclosures for a second.According to data a few years ago (it is worse now) every 3000 mailers will get you 1 deal, which makes the chances of them wanting to sell their house 0.03%.This means 99.97% of the time, when you approach someone in foreclosure they are not interested in selling.So understand what you are factually doing...You are going through all this trouble to EXPLICITLY try to find people that do NOT want to sell their house (people in foreclosure), to try to get them to sell their house?

Hello, I was looking for information on how to get into Real Estate and landed on bigger pockets podcast.

I am a graduate from the University of Texas at Arlington with a bachelors in Finance and Real Estate. 

The plan for the property would be to rent it monthly while we are not there and use it at least once a year for ourselves.
