@Rick Pozos thanks... okay so if I'm reading you right... you are typically using this as a vehicle to flip houses to avoid too much in hard money... not a long-term residual play. 

Also, the High Speed Rail is going to have a station there so their may be a good opportunity for appreciation in the area in the long run.I've been investing in Gilroy with success for awhile now.
