While an IRA may invest in real estate, the real estate must be purely an investment for the benefit of the IRA.  

An umbrella policy is great because although an LLC can protect you from losing your personal assets if/when the situation arises where you are liable to a tenant for whatever reason (not too common), umbrella coverage is added protection that I think, when it comes to liability, is probably the better route to take - again, purely for liability purposes.

My bias was toward this being purely a rental.

And then that has to be compared with how much it would cost to build/have built a suitable structure in that location.My guess (purely speculation) is that since it would have to be new construction, the return on the dollar invested wouldn't make it worth it.

Hey everyone,Out of pure curiosity, I started browsing Loopnet for a market I normally wouldn't even dare to look at.

This is basically a pure speculation play - it is very likely that it may work out as you are expecting, but I personally wouldn't like the fact that I have essentially no control over the opportunity to make a profit. 

, most cites in the Denver metro area either don't allow short-term rentals in a purely investment property or, if they don't outlaw it, are looking at regulations to regulate it heavily.What city are you looking at? 

I too invest out of state but those are purely cash flow plays.

It's impossible to effectively search and the vast majority of the offers are pure crap.
