I have had "meetings" with a few brokers and honestly am unable to decipher between all the fluff (we will make you successful, we have endless training, our average agent produces $7 million and makes $150K etc.) and brokers who will genuinely provide support and help you grow.

Those are the realtors who I love working with, the ones who really LISTEN and produce listings that fit my goals. 

There is an existing boiler in the building that produces more than enough BTU's to heat the building. 

Essentially and thanks in large part to ridiculously low interest rates and unbelievable demand, appraisers are being forced to produce perfect reports in very short periods of time. 

In most of Southern NH when you're dealing with duplexes or smaller multifamily properties, the numbers produce low cash flow, break even cash flow, or even negative cash flow (as is the case with most duplexes). 

There's no debt and they're producing income, so I would recommend keeping them.

GOAL: I want to purchase another income producing property in about 6-14 months from now (depends on market and my energy).I don't have a downpayment. 

Single family homes in Tampa have almost never produced positive Cash Flow from rents.

I like investing in Oklahoma since it generally produces good cash flows.
