You will ALWAYS spend more than you planned It will ALWAYS take longer than planned .It RARELY sells for the top end of the ARV . 

Any private lenders out there that can do something like this?

I know many people that invest in private offerings but also invest directly in real estate.

Scott, our experience with them is that you have to go down in person and spend the majority of the day down there in order to get questions answered. 

Hey all..I am a newbie and need to get private financing right now.

I am using private money and am trying to determine is this a good deal.

Better than "contractor grade" is good, however no need to spend that much....unless maybe $35k of that is going towards a new roof and 4 AC systems.

For drawings, what's the ballpark I should expect to spend for changing my garage into an ADU?
