For decades there have been investors thinking the economic pressure on East Palo Alto would force a dramatic change.

While it may be quite appealing to 'go big' (or bigger), that partner is most likely expecting some return, and the pressure will be on you to perform.

Just because thats what people will pay that doesn't mean its the best idea and cheap money and investment size hedging bets (i.e a safe place for cash) are creating a lot of the downward pressure on cap rates. 

No pressure but would love to pick your brain, I'm thinking about starting to buy BRRRR properties there but am still doing some market research.
