I love what I do, and while I can't predict what tenants end up being bad, there are some great tools we use to limit your risk.  

For obvious reasons, that's the preference on the investor side because it's predictable; but maybe not profitable enough for the managers?

As a Builder, I know we miss wildly on predicting what people will buy.

Not sure in this market, whether historical growth can predict the future or not, dynamics change, the OC market gets more and more saturated , no much potential to grow in my opinion.Do you manage property on you own, do you have any good property management companies to recommend? 

I have seen Fred Foldvarys predictions on the market cycle, with growth being from 2012 to 2022.

No one can predict the future but doing nothing gives you an answer.

At the end of the year, if all of your predictions come true, you buy it.

Taxpayers and consulting professionals should consider this strategy if they or their clients want to defer federal and state capital gain and recaptured depreciation taxes, prefer a more diversified asset portfolio and/or more predictable income stream, and choose not to acquire like-kind replacement property.
