We have tried various marketing methods and our focus has been on Direct Mail and SMS texting.However even though we are getting some calls, all the properties are not stressed or needing work so we can get a low enough price to be able to wholesale.So we are starting to believe the best way to increase our success in finding wholesale is "driving for $'s where you obviously find distressed properties because you are literally looking at them and then we can focus our time and effort on finding the owners. 

Plan on 65% LTC, at least one sponsor/borrower that has done a similar project in the past in terms of scope and dollar amount (inclusive of if you add a new partner willing to share in the risk/reward), 10% post-close liquidity (can't use loan proceeds to check this box), net worth equal to or greater than the requested loan amount not including subject property in net worth calculation (adding the other sponsor/borrower can fix this, too).

All the blog posts were posted on the same day, April 26th. 

I can put down up to 100k, maybe even more and I can qualify for traditional financing.I note in your post that you never mention how much you can get for rent in the markets you've explored thus far. 

There are less stress free ways to make $400/month.
