Capital gains and deprecation need to be considered.Its a great strategy, and one thats been around a lot longer before it was attached the title of BRRRR and made popular here.

Overall, weight all pro's and con's and decide which one outweighs the other.

The more popular is the Income Valuation (how has the Facility performed over the past 12 months?

Then for each property, do a separate analysis on if its more beneficial for you to keep the property (e.g. does the cashflow return out weight the return of you just selling it on the market). 

I realize this is higher cost financing and might not be popular for that reason.

@Courtney Johnson That will depend on you, your risk tolerance, available capital , partners, available time, upside of the deal, future goals etc, market You have to weight the specific situation.

Sending a written offer, or a letter of intent, has more weight, but if you are just testing the waters a verbal "hey, I'm still out here" is probably fine. 

It's only a few minutes away from a very popular college, movie theaters and malls.
