I was under the assumption you would buy the land & building itself, keeping the pizzeria tenant in-place by renewing their lease at $5.5k/mo, and renovating the apartment to lease it out at the new mkt-rate of $3k/mo.

Good places are Arlington and Fort Worth in my view.Townhouses and condos are difficult beasts, I would prefer townhouses, I have some investors friends that they didn't want to go with a mantainance headache so they bought townhouses, but those are expensive and they are Long-term.Condos are a bit old in DFWHowever, all deals on that you would need to have an investor friendly realtor to help you with.

Sounds like you're essentially renting to a roommate with a few more bells and whistles than room-shares typically receive. 

Wanted to find a place to live that had upside.

I'm a new Realtor in the Lancaster County, Pennsylvania, area, and I wanted to know if anybody can share any upcoming events or meetups with me. 

Possibly I can source some deals from some code enforcement people and other creative places I can think of, but that will take some time and bird-dogs.Need help with finding deals, networking whether it be with other REIs or REAs, attorneys, financial planners/funding, confidence, and knowledge.I am determined and willing to work for this.

It's nice to find a place where people get jacked up about cashing in early retirement funds rather than call you crazy!

Also, this is specifically for when a new rental property is being placed into service and there is no Sched E history
